Water shutoff valve replacement in Monterey Park
The small shutoff valves under sinks and toilets (angle stops) seize or leak with age, and you only find out when you need them. I replace them with quarter-turn valves and new supply lines. I can also check your water pressure and tell you if the regulator is the problem.

What I fix
Problems I see most
- Old multi-turn valves seize from scale and won't close all the way.
- Valve stems weep after they finally get turned.
- Pressure above about 80 psi wears out faucets, toilets, and supply lines.

How do I know if my shutoff valves need replacing?
If they don't turn, don't fully stop the water, or drip at the stem when you turn them, they should be replaced before an emergency.
Why quarter-turn valves?
They close with a quarter turn and seize far less than old multi-turn valves, so they work when you need them.
What water pressure is normal?
Most homes are fine between 40 and 80 psi. I can test it at a hose bib with a gauge and tell you what I see.
Can you check my water pressure?
Yes. I test it at a hose bib. Pressure above about 80 psi wears out faucets and toilets, so I tell you what I find and adjust the regulator if your house has one.
