Water heater repair and replacement in Monterey Park
Most tank water heaters give warning before they quit: a pilot that keeps going out, popping and rumbling as sediment cooks on the bottom, a relief valve that drips into the drain pan, or hot water that smells like eggs. We track down which part is failing and fix it, or set a matching new tank in the same spot when the old one is done.
The fixes we cover
- Replacing a worn thermocouple or flame sensor on a gas tank
- Swapping a temperature and pressure (T&P) relief valve that weeps or sticks
- Pulling and replacing a spent anode rod
- Draining and flushing sediment from the bottom of the tank
- Fixing leaks at the hot and cold connectors, nipples and drain valve
- Replacing a failed drain valve with a sturdier one
- Like-for-like tank replacement: same fuel, same size, same location, hooked to the existing connections
Where it usually goes wrong
- Sediment from hard water settles on the burner side, so the tank rumbles, heats slowly and runs out of hot water early.
- A thermocouple that has weakened lets the pilot light but drops it as soon as the knob is released.
- Once the anode rod is eaten away, the steel tank itself starts to corrode, and rusty water or a leak at the base follows.
- Relief valves get crusted with scale, then drip after every heating cycle or fail to reseat after they open.

How a visit works
- Call or text a photo. Tell us what's wrong and your ZIP code.
- Quote before work. Text us a picture, and you’ll have our quote before work begins.
- The visit. We text before heading over.
- Parts and extras. Parts vary from job to job, so your quote spells them out. If we open things up and find more, anything extra waits until you say yes.
What to have ready
- A photo of the rating label on the side of the tank (brand, model, capacity, fuel)
- A wide photo showing the tank, the pipes on top and the drain pan
- What you notice: no hot water, not enough, noise, a drip, discolored or smelly water
- Roughly how old the tank is, if you know

Water heaters questions
Something else? Call or text and ask.
My pilot lights but goes out when I let go of the knob. Is the heater finished?
Usually not. That pattern most often points to the thermocouple, a small probe that tells the gas valve the flame is there. It is a common, quick part swap. If the pilot assembly or gas control valve itself has failed, we tell you whether a repair still makes sense on a tank of that age.
Why is there water in the pan under my heater?
Check where it is coming from. A drip from the relief valve discharge pipe means the valve is weeping, or the pressure or temperature in the tank is running high. Water at a connector on top is a fitting we can reseal. Water seeping from the bottom of the tank shell itself means the tank has rusted through, and replacement is the only fix.
How often should a tank be flushed?
Follow the schedule in the maker’s manual for your model, since it varies. With the hard water in this area, sediment builds faster than many people expect, so a heater that has never been flushed is worth a look. On older tanks we go gently, because years of buildup can clog the drain valve.
What is an anode rod and why replace it?
It is a metal rod inside the tank that corrodes on purpose so the tank lining does not. When it is used up, the tank starts rusting instead. Swapping it before that point is one of the few things that can stretch a tank’s life. Some rods are hard to reach on tanks with low ceilings above them, and we check that first.
Can you replace my whole water heater?
Yes, when it is a straight swap: a tank of the same fuel and similar size going into the same spot and tying into the existing water, gas and vent connections. If the new heater needs a different gas line, a new or rerouted vent, a tankless conversion, or a new circuit, that goes to a plumber, a gas fitter or an electrician, and we tell you up front.
