Door Leak Repair in Monterey Park, CA

A puddle inside the front door after a storm usually comes from one of four places: a worn sweep, a loose threshold, an open joint where the frame meets the stucco, or a clogged slider track. We find which one it is and seal it, so the next rain stays outside.

The fixes we cover

  • Finding the entry point with a hose test
  • Door sweeps and bottom seals replaced
  • Thresholds reset, sealed or replaced like-for-like
  • Exterior caulk joints around the frame redone
  • Slider track weep slots cleared
  • Swollen jamb trim dried, sealed and painted

Where it usually goes wrong

  • A wet rug just inside the front door after every storm.
  • Water pooling in a slider track.
  • Paint bubbling at the bottom of the door jamb.

Older entries and winter storms

Census estimates date 12,586 of Monterey Park’s 22,134 housing units to 1940 through 1969. Many of those homes still have their first door frames, with thresholds set on bare concrete and caulk joints that have been painted over many times.

Hillside lots add another twist: a front porch that slopes toward the house sends runoff straight at the door bottom, so the sweep and threshold do more work here than on a flat lot.

The EPA says water-damaged areas should be dried within 24 to 48 hours to prevent mold, so a wet entry rug or swollen jamb is worth dealing with soon after the storm, not at the end of the season.

Where these facts come from: U.S. Census Bureau, ACS 2020–2024 5-year estimates, table B25034 (via Census Reporter); U.S. Environmental Protection Agency, A Brief Guide to Mold, Moisture and Your Home.

Where the water is getting in

Under the door. The sweep no longer touches the threshold, or the threshold has worked loose and water runs under it. See threshold replacement when the sill itself is cracked or rotted.

Around the frame. The joint between the exterior casing and the stucco has split, so wind-driven rain runs down inside the jamb.

Through a slider. Sliding glass doors drain through small weep slots at the front of the track. When dirt fills them, the track overflows onto the floor. Rollers and track fixes are on our sliding glass door repair page.

Past the seals. Flattened or torn weatherstrip lets water blow in at the latch side; that work is covered under weatherstripping.

What stays outside our work

Water that shows up on the ceiling or runs down from above the door header usually starts higher on the building. Flashing hidden inside the wall, new door openings and replacing a whole pre-hung door unit go to a general contractor. We will tell you plainly if that is where the trail leads.

Door leak repair questions

Something else? Call or text and ask.

Why does my door only leak when the rain is heavy?

Wind pushes water sideways into gaps that light rain never reaches, usually at the threshold ends or the frame joint.

Is a door leak a weatherstripping problem?

Sometimes. Just as often it is the threshold or the caulk joint around the frame, which is why we test with a hose first.

Can you fix it while it is still raining?

We can find and mark the leak in the rain, but caulk needs dry surfaces, so sealing waits for a dry day.

Why does water collect in my slider track?

The weep slots that drain the track are blocked. Clearing them usually stops the overflow.

How much does door leak repair cost?

It depends on what is leaking. Text photos for a free estimate.
